"As if we were in a real apartment, these are the most frequent reactions from our tenants and apartment owners who rent a flat through Flatio." Virtual reality is nothing new, but its practical use outside the gaming industry is quite limited, which is why Flatio is based on modern technologies that combine with the real estate market, thus moving real estate business to a higher level, "said the founder and director Flair Radim Rezek.
"We create or look for technological solutions that will make our customers more satisfied with the choice of housing, we are not developers of virtual reality software, but we are probably the first among real estate companies that offer similar trips and completely replace private tours." – added.
However, virtual reality tours are not the only thing Flatio tries to overcome stereotypes of realtors. His service, which in addition to the Czech Republic operates in Germany, Poland, Hungary, Austria and Slovakia, is based on simplicity, speed and maximum comfort for both parties, both for the owner and the tenant.
You do not need to deposit in Flatium or sign a paper contract. Instead, it offers signing a contract via SMS or the option of paying with a card using an online card or even bitcoin. Any changes to the rental or defect report are then performed electronically via the service portal.
The demand for medium-term rental in Prague is growing
Prague is currently the only specialized supplier of medium-term housing. These types of housing are becoming more and more interested. It is used, for example, by digital nomads, employees going abroad or by students. They are also interested in people who rebuild their homes and need a temporary home during construction works.
For the first three quarters of this year, Flatio provided only 2,500 rented months in Prague and 50 million CZK rent. Last year, Flatio rented 1,359 months in Prague, an increase of almost 100% year-on-year.
However, Flatio's interest is also growing on the part of property owners. In the first nine months, the company increased by 60 percent. These are mainly owners who previously relied mainly on short-term rentals, and now combine their lease or short-term lease.
"Mid-term housing in Prague is successful mainly due to sober platform owners that provide short-term accommodation, which I know from our new co-owners, most of them short-term rental, apartment management needs, daily amortization depreciation for tenants, transfer and cleaning of the flat," Rezek.
Another factor that drives the owner of a short-term apartment, which provides Airbnb services, is the increase in interest in financial administration. Now, more than ever, it draws attention to the correctness of taxes and fees paid, which means increased administrative burden. In the case of medium-term leasing, these concerns are no longer relevant. Since this is a rental of property for housing purposes, only fifteen percent of rental income is taxed.
The owners also resign from short-term rental due to the higher time and financial investments in ongoing real estate repairs, which is no longer the case with longer rents. "The inflow of these owners who have rented in the short term helps us grow in the number of leased months, a wider offer suits both homeowners and corporations and corporations," Rezek added.
